Taking the ZtF course gave us the education, confidence, and inspiration to go from 10 doors to 66 doors.  Our original goal at the beginning of the course was to reach $100,000.00 in annual cash flow and, only one year later, we have surpassed that goal and are on track to double it.  Also, obtaining REPS status has allowed us to decrease our tax burden by several hundred thousand dollars off of our W2 income.

We have increased our net worth by $1.5 million

Six months after we finished the course (and the start of the pandemic), we purchased a 12 unit apartment complex and are cash flowing over $5000 / month and have increased our net worth by $1.5 million. We have since purchased a short term rental and are getting a $100,500.00 tax refund using the short term rental loophole!

We currently have this house under construction which will be a 4133 square foot, 5 bedroom cabin with an enormous deck in Broken Bow, OK.   Notice the separate game room in the back!

We have learned that we absolutely can achieve our goal of financial independence for ourselves and our family.   We don't have to work and serve corporate medicine until we are old and gray.  Kenji and Leti taught us not to say "I can't", but "How can I?".   We continue to work on our mindset every step of the way.

We went from 0 doors before we took ZTF 3 years ago, to 8 doors 2 months after finishing the course. We're now at 20 doors including 19 long term doors in Phoenix and 1 short term rental in Scottsdale. We bought two properties in 2019, two in 2020 and two in 2021. We were able to shelter a significant portion of W2 income by doing cost segregation with bonus depreciation and all properties are cashflowing and have all appreciated 30-50% since we bought them.

I needed a way to diversify my income.

I decided to take Zero to Freedom in spring 2020. I was re-evaluating how medicine is and how we're paid, and I needed a way to diversify my income. I told my husband I was going to do it, and I did. In June, I jumped in with a short-term rental before as a passion project in an area l had visited. I locked up 4 LTRS in July, and 1 more STR in October, and now I have another STR being built right now. Within 5 years, I want to have the income to walk away from medicine if I ever need to.

We’d only just started investing in long-term rentals when we decided to jump into STRs. Our first STR has so far grossed $110,000 each year, bringing us $48,000 in cashflow and $187,000 in tax deductions. Our second STR has grossed $140,000 in a year, with cashflow of $70,000 and $220,000 in tax deductions. We’ve gone on to buy four additional STRs with even better returns—one of them is expected to gross $250,000 in 2022. “Leti and Kenji are knowledgeable investors and mentors who teach in a straightforward way.
